Renting Process

To reserve one of our apartments, please contact our Pattaya real estate agents. We recommend discussing your preferred method of payment to ensure a smooth and faster reservation confirmation process.

Reservation Process:

To secure your reservation, we require a reservation deposit (non-refundable), which can be paid using a variety of payment methods, including:

Bank transfer to either a UK or Thai account Major credit and debit cards, processed securely via PayPal (no PayPal account needed)

Please note that all transfer fees are the responsibility of the purchaser or tenant. The full amount must be received in Thai Baht or British Pounds, as agreed.

Utilities (Water, Electricity, Internet, Cable TV)

Long-term tenants are responsible for paying their own utility bills, which include electricity, water, internet, and cable TV.

Utility charges are typically modest:

Water is charged at approximately 35 Baht per cubic meter (1 ton), with an average monthly water bill of around 150 Baht for a studio unit.

Electricity is charged at 6 Baht per unit.

Internet is available in most condominiums and costs between 400-1,200 Baht per month.

Room Service: Room service is available at an agreed-upon rate at the time of booking, which includes cleaning services, as well as changing bedding and towels. Bedding and towels are provided.

Reservation Deposit & Rental Payment

Short-Term Rentals (Less than 3 months): Full payment of the rental amount is due on arrival/check-in. We accept all forms of international currency, and guarantee the exchange rate based on current local bank rates.

Long-Term Rentals: Rental payments are due monthly, in accordance with the agreed payment terms.

An agreed reservation deposit is required prior to booking confirmation. This deposit will be converted into a security deposit upon check-in and is refundable after departure, in the same currency received at check-in or in Thai Baht once the checkout process is completed.

Security Deposit

Upon check-in, tenants are required to top up the reservation deposit to equal one month’s rent. For long-term rentals of six months or more, we require a security deposit equivalent to two months’ rent.

Check-In & Check-Out

Regular business hours are from 9:00 AM to 6:00 PM. A fee of 1,000 Baht applies for check-ins and check-outs outside of these hours.

Terms & Conditions: All terms and conditions may vary depending on the specific booking, and will be clearly outlined prior to confirming the reservation.

Serviced Apartment Optional

We offer comprehensive cleaning services for your property, with the option of serviced apartment cleaning. Our services include a full room cleaning, fresh towels, and bedding sheets. Below are our rates:

• Studio: 500 THB
• 1-Bedroom: 700 THB
• 2-Bedroom: 1,200 THB

Serviced Apartment Cleaning (Optional): Available upon request for an additional charge.

Our cleaning service includes:

• Dusting and wiping surfaces
• Vacuuming and mopping floors
• Cleaning the bathroom and kitchen areas
• Changing and replacing towels and bedding sheets

For serviced apartments, we can provide additional services such as restocking supplies, ensuring the space is guest-ready, and more.
